Recommended suburbs/areas to live in Dunedin/Mosgiel

Hi all,

For those that live in Dunedin or Mosgiel, can you recommend any areas to live or more importantly areas to stay away from?
Every town/city has these areas, and we'd just like to know the obvious ones.
